R1 Stock is located in Veneküla, Rae municipality, on the corner of Linnaaru tee and Varivere tee, approx. 9 km from the center of Tallinn and next to the existing production and stock offices of Veldi tee. It is possible to get from the city center via Betooni tn as well as Suur-sõjamäe tn. The 4-line Tallinn ring road, 300 meters away, connects with the ports and all roads. In the future, the Rail Baltic railway line will pass near R1 Stock. In addition, the Soodevahe loading and maintenance station required for loading the goods will be designed at a distance of approx. 4-5 km from R1 Stock´. Based on this, the location of R1 Stock is very suitable and favorable both for companies engaged in international freight transport and for domestic companies engaged in import-export. - Construction of R1 Stock is scheduled to begin in 2022a. in summer - It is planned to be used by customers in May 2023. - The total gross area of the R1 Stock warehouse and production building is 10,000 m2, the leasable area is up to 9800 m2 - 15 different sizes of rental space, 470 m2-720 m2. Surfaces can be joined! - All rental areas have a floor-level lift for loading and transport. - Overpasses for servicing cars with semi-trailers will be built on large warehouses at the rear of the building. - Transport is allowed around the building. Companies with a need for more warehouse or production space can, if desired, rent a larger demand-based volume in R1 Stock by adding up existing space. The locations of all the walls between the rental premises of the building can be changed. During the construction permit application phase and before the start of construction, it is possible to build warehouse production areas based on the exact needs of the customer. During the construction phase, changes to the project and rebuilding around the surfaces are required for an additional fee. Approximately 30 m2 of office space is planned for all of the rental premises, where communications have been provided and opportunities have been created for planning a small office, kitchenette, changing rooms, bathrooms, etc. Due to the 9m height of the building, it is possible to build a smaller office and other service premises on the second floor. The prerequisite is the installation of a staircase. The planned electricity capacity in the R1 Stock building is 40A for each tenant, which can be increased at an additional cost if desired. The building is planned with energy class A, heating is provided by a combination of gas and solar panels. Up to 83 parking spaces are planned around the building. The distribution of the car park among the rental customers has not yet been determined. At least 10% of the R1 Stock building property will be landscaped.
